Formaro III, P.C. has been servicing the real estate title needs of the state with an experienced team of examiners. The Guardian app is utilized by the Guardian staff and examiners to maintain detailed records of intakes and titles, ensuring precision and efficiency in their operations.
The Call for a Change
The traditional methods of managing real estate title searches were becoming increasingly inefficient. With a growing number of clients and the need for more precise record-keeping, Guardian recognized the necessity to digitize and streamline their processes. The goal was to develop a web application that would enhance the accuracy, speed, and reliability of title searches, while also providing a user-friendly interface for staff and examiners.
Mission Overview
Guardian's mission was to create a robust web application that could manage the complexities of real estate title searches with ease. The app needed to facilitate the work of Guardian's experienced staff and examiners, providing them with the tools to keep various records of intakes and titles accurately. By leveraging technology, Guardian aimed to improve service delivery, reduce errors, and enhance client satisfaction.

Phase 1 (Discovery and Planning)
The requirements phase involved thorough consultations with Guardian staff and examiners to understand their needs and workflows. Key requirements identified included a user-friendly interface for easy data entry and retrieval, accurate record-keeping for intakes and titles, integration with existing systems and tools, scalability to accommodate future growth, and robust security measures to protect sensitive data.
Phase 2 (Design and Prototyping)
During the design phase, wireframes and prototypes were created using Adobe XD and Zeplin. The design team focused on developing an intuitive interface that aligns with the users' workflows. Key design elements included a clean and organized layout for easy navigation, clear input fields for accurate data entry, visual indicators for important information and alerts, and a responsive design to ensure usability across different devices.
Phase 3 (Development)
The development phase involved building the core functionalities of the web application. This included user registration and profile management, record-keeping modules for intakes and titles, data validation and error-checking mechanisms, integration with existing databases and systems, and backend infrastructure to support scalability and data security.
Phase 4 (Testing and Quality Assurance)
Extensive testing was conducted to ensure the app's functionality, performance, and security. Functional testing was performed to ensure all features worked as intended. Performance testing was carried out to ensure the app could handle high traffic and large volumes of data. Security testing ensured the app was secure against potential threats and vulnerabilities. User testing involved gathering feedback from staff and examiners to identify and address usability issues.
Phase 5 (Deployment and Launch)
The deployment phase involved launching the web application on the live server in February 2021. Key activities during this phase included configuring the server environment for optimal performance, migrating existing data to the new system, training staff and examiners on using the new application, monitoring app performance and user feedback, and addressing any post-launch issues and making necessary updates.
