Guardian is a web-based real estate title search software built for Charles R. Formaro III, P.C., a Georgia firm serving the state's property title needs since 1991. It gives experienced staff and examiners one structured place to manage intake and title records, with accuracy and day-to-day usability at the centre of the design. AppZoro designed and developed the platform, which went live in February 2021.

Overview
Guardian is a specialized real estate title search web application built to support accurate, timely property title searches in Georgia. Charles R. Formaro III, P.C. has served the state's real estate and property title needs since 1991, and its examiners rely on Guardian to maintain detailed records of intakes and titles. The platform was created to digitize a traditionally manual process, with the goal of giving staff and examiners a tool that supports accuracy and efficiency without adding complexity to their day-to-day work.
Guardian's services span residential and commercial searches, including full searches, limited searches, and updates, with each report attorney-reviewed and approved before it goes out. Reports are delivered as fully typed title commitments, in PDF, Word, or SoftPro format, and the firm also provides approved abstractor services for title insurance companies.
Client Requirement / Business Context
Title searching is detail-heavy work. Each search depends on correct records, and each record has to be easy to find again later. As Guardian's client base grew, the traditional way of managing intakes and titles became harder to sustain, and precise record-keeping mattered more with every new file. Guardian wanted a digital platform that could keep pace with that growth without losing the quality its examiners are known for. The need was for a system that streamlined workflows, improved the accuracy of data entry and retrieval, and made information easier for staff to manage, while scaling cleanly as clients, users, and data increased.
